LAND DEVELOPMENT

K and V Investments provide recommendations on Land Development Projects from conception to management of completed projects. The Projects below provide an overview of some of those projects.

Timuquana Commerce Center- The center is a 145 acre parcel of land located on the west side of Jacksonville, Florida, directly across U.S. 17 from the Naval Air Station Jacksonville. The original parcel was mostly wetlands with three illegal dump sites located on the site. After careful examination, we determined that an Industrial Business Park would be the highest and best use of this land.

The Cove Subdivision- This parcel of land consists 50 acres located in Green Cove Springs, Florida. The project was started and abandon by another developer. The city of Green Cove Springs and a local bond company lost over $200,000 prior to the abandonment of the project.  The lots were originally designed as ¼ acre. The underground utility work had just begun when the project was halted. We purchased the unfinished project, redesigned the lot configuration and developed 102 lots ready for affordable housing. Housing began as soon as the infrastructure was complete and the project is now completed.

J.P. Hall Commerce Center-This 150 acre parcel of land is located south of Green Cove Springs, Fl. The land owner wanted to create an industrial park and provide long term revenue to the owners. K & V were chosen as the developmental partners. A complete land development plan was generated and is being implemented.

Churchwell Point-This 45 acre parcel of land is located south of Bostwick, Fl. Located in a rural community, the property fronts West River road on the west and the St Johns River on the east.   The purchased property was developed into 8 riverfront estate lots and all lots have been sold.

Clay Branch Business Center- This 5 acre parcel, located north of Green Cove Springs, Florida, next to the Winn Dixie Shopping Center, has been designed and developed into a multi-use commercial developement.  The parcel was comprised mostly of unsuitable soils and had both drainage and access problems. Two buildings of 30,000 and 15,000 square feet were built.  A one and one half acre parcel remain to be developed accommodating up to 17,000 square feet of additional space.

Pyramid Moldings- This 6 acre parcel of land is located south of Green Cove Springs, FL.  The parcel is part of an overall industrial park.  We reviewed the clients existing space and operations.  A plan was create in conjunction with the in-house engineers to create a new facility consisting of 58,000 sq. ft. manufacturing and processing facility and 5,000 sq. ft. corporate and facility offices.  We worked with the land owners to determine the cost of construction, located financing and negotiated a long term lease for the tenant.  We oversaw the project through building and tenant relocation.

Hall Hwy 16- This 6 acre parcel of land is located south of Green Cove Springs, Florida on State Road 16 East.  The parcel had an old abandoned building and shed located on the western end of the site.  We located a one acre tenant who wan in need of outdoor storage and display space with a minimal indoor facility.  The building was renovated to include 500 sq. ft. of office  and 500 sq. ft. of storage.  We portioned off 1 acre and cleared, fenced and graded the site allowing for a gravel storage area.  The balance of the property was permitted with a master retention pond and city utilities.  This land is now being developed and sold.

A1 Stone World- This 1 acre parcel of land is a portion of the Hall Hwy 16 Project.  The client has been renting a 6,000 sq. ft. facility and wanted to own his facility.  We reviewed the client's current operation and designed a new facility and showroom.  The site was chosen for visibility and concurrency.  We negotiated land and building cost, completed the engineering, and worked with the owner to secure financing.  The project is scheduled to start May 1, 2010.
